self-reported$17,429.36 in property management overcharges found and wired back. The bot flagged a 32% fee within minutes, checked it against the 2019 contract (25%) and emailed the manager with his OK.
Ryan Debenham owns rental property run by a property manager, and he hadn’t found time to audit the property statements. He put his Grok Bot on the job. Within a couple of minutes it said a 32% management fee “seems a bit high for the market.” He remembered signing for 25% in 2019, so he had the bot review the contract. It found the rate had quietly changed without notice, calculated the overcharge and, with his permission, emailed the property manager. The money was wired back, and the bot now has a standing job to catch slips like this.
Who did it
Try it now
- Download the last 12–24 months of statements from your property manager (or any vendor who bills you a percentage).
- Give your Grok Bot the statements plus the signed contract and ask it to compare every fee to the contract rate.
- Ask it to flag anything above the contract or above normal market rates, with the months and the dollar difference.
- Review the math yourself, then let the bot draft a polite, specific email to the manager with the contract clause and the total owed.
- Give the bot a monthly job: check each new statement against the contract and alert you before you pay.
Here are my property management statements for [dates] and my management contract. Compare every fee on every statement to the rates in the contract. Make a table: month, fee charged, contract rate, difference in dollars. Flag any rate that changed, any fee that isn’t in the contract, and anything that looks high for the [city] market. Total the overcharges. Then draft a short, polite email to [manager name] that cites the contract clause and asks for a refund of the total. Don’t send anything until I approve it.
Make it run every week
A play works once. Turn it into a routine in three small steps:
- Run it once and check the result yourself.
- Give your AI a schedule. Tell it when to run this play (every week, or every month) and to message you with what it found before you act.
- Keep a log. One line per run: what was checked, anything flagged, what you did.
What to watch out for
Self-reported from his own post. Check the bot’s math and the contract wording yourself before you ask for money back, and keep the tone factual. Works for any vendor who bills a percentage: management fees, merchant fees, commissions.
