In one week his Grok Bot saved $3,500 a year on property insurance across his rental portfolio, with more coverage. It also categorized every business transaction year to date for his accountant, and for a rental listing it talked with 34 prospective tenants, summarized their pre-screening answers in a Google Sheet and scheduled 8 tours.

Alex Porrett is a real estate investor with a rental portfolio. In one busy week his Grok Bot did three jobs in the background. It saved him $3,500 a year on property insurance across his rentals, with more coverage than before. It sorted every business transaction for the year so his accountant had clean books. And when he listed a rental, it handled the inquiries: it got 34 prospective tenants to fill out pre-screening, put the answers in a Google Sheet, booked 8 tours and texted his current tenants from a Google Voice number to find times that worked for them.

Try it now

  1. Give the bot your current insurance declarations and ask for quotes with equal or better coverage on each property.
  2. Connect your business bank or card exports and have it categorize every transaction year to date for your accountant.
  3. When you list a unit, point inquiries to the bot and have it send each person your pre-screening questions.
  4. Have it summarize answers in a Google Sheet and book tours with qualified applicants.
  5. Let it text current tenants from a business number to agree on showing times.
Copy-paste prompt
I own [number] rental properties. 1) Here are my current insurance declarations [attach]. Get comparable quotes with the same or better coverage for each property and show me a side-by-side table of premium, deductible and coverage. Don’t buy anything. 2) Categorize every business transaction since January 1 in [export file] using my accountant’s categories [list] and flag anything unclear. 3) For my listing at [address], reply to each inquiry with these pre-screening questions [list], log answers in a Google Sheet, and offer tour times from [windows] to people who meet [criteria]. Ask my current tenants by text which of those windows work before you book.

Make it run every week

A play works once. Turn it into a routine in three small steps:

  1. Run it once and check the result yourself.
  2. Give your AI a schedule. Tell it when to run this play (every week, or every month) and to message you with what it found before you act.
  3. Keep a log. One line per run: what was checked, anything flagged, what you did.

What to watch out for

Self-reported from his own post. Use the same pre-screening questions and criteria for every applicant to stay inside fair housing rules, and give tenants proper notice before showings. Check any new policy yourself before you switch. Build it with Page: a clean listing page with the pre-screening form on it. Safer version: have the bot show you each inquiry reply and each tenant text for approval before it sends, and don't let it book a tour without your OK.
